Great job at a reasonable price! What more can you ask for?
My rental property developed a roof leak. I got a friend to put a tarp on the area with the leak. The house was built in 1910 and still had boards with gaps between them. The gaps do not support the shingles well and may cause leaks. I wanted all the roofing removed and new ply or OSB over the entire roof. Wood repair was not an issue because of that. A firm quote with no add-ons is what I expected.
I researched roofing in general and roofers in central Ohio. Thus, I already knew some of the answers to my questions due to online research. It is a nice way to check out the contractors. So, now I contacted three roofers for quotes. Brothers Roofing was right in the middle. I am leery of using the highest or lowest bidder. The low bidder in this case was 2K lower and didn’t answer questions clearly. The high bidder answered the question with nearly the same answers as Josh (the gentleman who came out to quote the roof) but the high bidder was 3k higher and quoted an extra 1-2 k for wood repair. Why do you need roof repair if the entire roof will be sheeted in OSB?
I mentioned to Josh that I did not need the rear chimney since the coal fired stove was long gone. Josh said that they could take down the chimney for about what it would take to repair the mortar and seal around the chimney. I would have to pay extra for disposal of the bricks, etc. I jumped at that offer! The chimney is brick and does not move, but the house is wood frame and grows and shrinks with the seasons. I have had to get the roof repaired right at the chimney every few years and then repair the plaster in the kitchen afterward. Presto! The main source of recurring leaks is gone.
The roof was installed for the price Josh guesstimated. On the scheduled day it was raining, so they could not work on the roof. The next day I called to reschedule the install and was told they already had some of the roofing removed. I stopped by during my lunch break and they had most of the OSB installed. The next day, I checked to see how they cleaned up and the only way I could tell they were there was some of the little rocks on the shingles were in the dirt. No biggie, as I know of no way to sweep the dirt. Everything else was perfect. Today I did some work at the house and the little rocks had mostly sunk into the dirt.
A week after the roof went on, I was talking to a neighbor and they asked who had done the job since they thought they will need a roof soon. I gave them Josh’s number. Hope you get the job Josh.
